Collecting Rent For Your Investment

Our goal is simple: to ensure you receive your rental income in full and on time each month. We handle lease preparation, lease signing, rent collection, and payment processing so you don’t have to.

Residents can pay rent through multiple convenient options, with over 80% utilizing our secure Tenant Portal. Rent is due on the first of each month, and our accounting team monitors payments daily to quickly address late or returned payments.

With 99% of tenants paying rent each month, our proven collection processes help maximize on-time payments while remaining compliant with state laws. Once the accounting month is finalized, owner distributions are sent directly to your bank account via ACH.

Our Rent Collection Process

Rent is due on the 1st day of each month.
We offer our tenants a grace-period until the 3rd day of the month.
If rent is not received by the 3rd day of the month we initiate our internal collection process.
We have the state-required legally compliant 10-day demand notice prepared on your behalf.
This 10-day demand notice must be personally served to the tenant and the law requires two separate service attempts over a minimum of two different days. We provide this notice service as many times as needed on your behalf, and at no cost to you.
We continue to follow up with the tenant during this 10-day waiting period.
If we have not received the funds due by the end of this 10-day period we will file a court date through our eviction attorney. If necessary, we handle the entire eviction process on your behalf.
Although it is very rare, if necessary, we will fully complete the legal eviction process even if that requires a physical eviction at the property with the local county sheriff.
