Why should you hire a property management service if you can manage your property on your own?

A professional Kirkland property management service can increase your real estate investment profits. In addition, a property management company will enable you to have more time available for your personal life, as well as, your other professional endeavors. With experience in utilizing the services of local vendors, a property management company can help you to deal with good and difficult tenants, with a full understanding of market rents so that you can increase your returns.

Why are rental comps important?

As a property investor, it is extremely important for you to know what comparable properties in the area rent for. If you are charging too much for rentals at your property, you will likely end up with vacant units. If you charge too little for rent, you are sure to leave money on the table. City of Kirkland History

Kirkland is a city in King County, Washington. With a population of approximately 85,000 residents, Kirkland is the 12th largest city in Washington. Before 1860, the land around Lake Washington, which later became Kirkland, was settled by the Native Americans.

In 1886, British businessman, Peter Kirk, moved to Washington with plans of getting involved in local steel smelting operations. Kirk partnered with Leigh S.J. Hunter, the owner of the Seattle Post-Intelligencer to create the Kirkland Land and Development Company. The company purchased thousands of acres of land, which today is Kirkland’s downtown.

Despite many attempts to make the company profitable, it later failed. However, during this period, Kirk was able to successfully establish the town with Kirkland becoming incorporated in 1905. The town continued to grow until it was consolidated with a neighboring town, Houghton, in 1968. The annexations of the neighborhoods of Totem Lake, South Juanita, North Rose Hill and South Rose Hill in the 1970s and 1980s helped to further increase the population.

In 2011, an additional annexation resulted in more than 7 square miles being added to Kirkland. Today, Kirkland is accessible via Interstate 405 and through State Highway 520. As a suburban retreat for workers in Redmond, Kirkland is a thriving city. Much of the city’s relevance comes from the fact that it is located near Redmond, which is home to tech giants, including Microsoft and Google.
