FAQs about Property Management in Mercer Island
Why should you hire a property management company?
When you work with a professional Mercer Island property management service, you can significantly increase your profits from your real estate investment. Furthermore, a property management service will also free up more time for your other professional interests and allow you to regain control over your personal life. As an experienced buyer, a property management service can help you to utilize the services of local vendors. A property management service will also manage both good and problem tenants, all with a deep understanding of market rents so that you can maximize your return on investment.
Can a property management service help you to avoid bad tenants?
A property management service is the best way to improve the odds that your property will only be occupied by the most qualified tenants. A property management company reviews potential tenants based on their credit, employment, rental and mortgage histories. They will also perform a criminal background check on every tenant. In addition, the application process is designed to accept only the best applicants for the property, not the first ones to apply. Even if all of these measures are in place, things may still go wrong. Fortunately, with a property management company, you will have someone to act as a third-party contact to handle any lease violations and evictions on your behalf.
How is the property owner protected if the tenant damages the property?
A property management service is responsible for collecting a refundable security deposit from every tenant at move-in. Typically, the security deposit amount is enough to handle minor damage that has been cause by routine wear and tear. In addition, residents that have excellent credit and can pass the screening processes of the property management are unlikely to cause significant damage. However, in the event that there is damage, the property management company will make sure that the resident is billed for the rent owed and damages to the property. If they do not pay, the property management company will pursue a civil suit with the local court on behalf of the property owner to obtain a judgment against the tenant.
How does a property management company help to reduce vacancy rates?
Vacancy periods are market driven. However, using a property management service will help to ensure that your property is marketed with competitive rental ranges for the local market. In addition, the property management service will advertise your property to ensure that potential tenants are aware that there are available units through websites, rental availability lists and more.

City of Mercer Island History
Mercer Island is a city in King County, Washington. With a population of approximately 22,700 residents, Mercer Island is the most populated island in a lake in the United States. Mercer Island was originally named for the Mercer family, who settled the island during the 1870’s. The first large settlement, known as East Seattle, was built on the northwest side of the island, near an area that is currently the McGilvra neighborhood today. The first resort built on the island was the Calking Hotel, which was accessible via steamboat.
In 1901, the hotel burnt down in a mysterious fire and was later razed in 1908. However, the island continued to develop as a business district began to emerge. In 1928, the East Channel Bridge was erected forging a connection between the island and Bellevue, Washington. Later in 1930, the Lacey V Murrow Memorial Bridge was built creating a connection to Seattle. Roughly 60 years later, the Homer M Hadley Memorial Bridge was built parallel to the Lacey V Murrow Bridge.
Today, Mercer Island offers plenty of recreational activities, park space, excellent schools and is a thriving location for residents seeking a suburban community.
