Frequently Asked Questions

Are all the properties shown on this page listed by Davis Property Management?

No. This page displays properties for sale through Northwest MLS, including listings represented by many different real estate firms.

DPM’s licensed brokers can help you obtain additional information, schedule a showing, evaluate the property, and prepare an offer even when another brokerage represents the seller.

How do I schedule a showing?

Select the property you are interested in and submit an inquiry through the listing page, or contact one of DPM’s licensed brokers directly.

Please include the property address, your preferred showing times, and whether you are currently working with another real estate broker.

Can DPM represent me when purchasing a property?

Yes. Our licensed brokers can assist with identifying properties, scheduling tours, reviewing comparable sales, preparing offers, coordinating inspections, and guiding the transaction through closing.

We will review the applicable brokerage services agreement, representation terms, and compensation with you as part of establishing the brokerage relationship.

Do I need mortgage preapproval before touring a property?

Preapproval is not always required to view a property, but it is strongly recommended before submitting an offer. It helps establish your purchasing range and allows a seller to evaluate your financing.

Cash buyers should be prepared to provide acceptable proof of funds when submitting an offer.

Can DPM help me evaluate a property as a rental investment?

Yes. DPM combines real estate brokerage services with day-to-day property management experience. We can help evaluate potential rental income, property condition, likely operating expenses, leasing demand, management considerations, and possible improvements.

All projections are estimates based on available information and current market conditions. Buyers should complete their own inspections, financial review, and due diligence before purchasing.

Can DPM manage the property after I purchase it?

Yes. If the property is within our service area and meets our management requirements, DPM can assist with preparing the property for rent, determining the rental price, marketing the vacancy, screening applicants, leasing, and ongoing management.

Property management services are provided under a separate property management agreement.

How do I submit an offer?

Your broker will help you review the property information, comparable sales, financing, contingencies, closing timeline, and other important terms before preparing an offer.

Submitting an inquiry through the website does not constitute an offer. Offers must be prepared and submitted using the appropriate purchase and sale documents.

How current and accurate is the listing information?

Listing information is supplied through Northwest MLS and updated by the participating real estate firms. Price, availability, open-house schedules, property details, and listing status can change without notice.

DPM will confirm the current listing status before scheduling a showing or preparing an offer. Buyers should independently verify information that is important to their purchase.

Can DPM help me sell my home or investment property?

Yes. Our licensed brokers can provide a market analysis, discuss recommended preparation and repairs, develop a pricing strategy, coordinate marketing and showings, evaluate offers, and manage the transaction through closing.

For rental properties, our property management experience can also help owners evaluate whether it may be more beneficial to sell, continue renting, make improvements, or adjust the property’s operations before listing.

Can DPM sell a property that currently has tenants?

Yes. A property can be sold while occupied, although the sales strategy, showing process, timing, and potential buyer audience may be affected by the existing tenancy.

Before listing, we will review the lease status, tenant communication requirements, property access, available records, and applicable notice requirements. Owners should not represent that a tenant will vacate by a particular date until the tenancy and applicable requirements have been reviewed.

Do I need to be ready to buy or sell before speaking with a DPM broker?

No. An initial consultation does not obligate you to purchase a property or list one for sale.

We can discuss your goals, expected timeline, potential property value, rental alternatives, investment considerations, and the steps involved before you decide how to proceed.

Should I rent or sell my property?

The right decision depends on your goals, the property’s potential rental income, operating expenses, condition, current market value, and how long you expect to own it.

Because DPM provides both property management and real estate brokerage services, we can help evaluate the property from both perspectives. We can discuss potential rental performance, improvements that may be needed, estimated market value, and other considerations so you can make an informed decision about whether to rent, hold, improve, or sell the property.
