DPM’s Rental Criteria

  • Age Requirements: All occupants over 18 must complete a separate application.
  • Household Income: Minimum 3x rent outside Seattle and 2x rent in Seattle.
  • Credit Score: Applicants must have an above-average FICO score. Some properties require a minimum of 700; see individual listings for details.
  • Credit History: Applicants should not have major credit issues or collections.
  • Rental History: Applicants must have no prior evictions and provide a positive reference from their previous landlord(s).
  • Pets and Animals: All pets and animals must be disclosed in writing before applying. Failure to disclose may result in denial.
  • Move In Funds: Approved applicants must pay all required move in funds in accordance with the lease agreement before possession of the property is granted.
  • Credit Freeze: Applications may be denied if credit is frozen. Please remove any freeze before applying.
  • Application Order: Completed applications are processed in the order they are received. The first applicant who meets the property’s rental criteria and applicable legal requirements will be offered the tenancy.
  • Application Process: We do not accept prior screenings or application results from other sources.
  • Additional Information Request: If additional information is requested to complete an application, applicants have up to 72 hours to respond. Failure to respond within this timeframe may result in the application being canceled or denied.
  • Property Tour: Owners may require applicants must tour the property before signing. Proof of ID may be required.
  • Lease Signing Timing: Approved applicants have 48 hours from receipt of the digital lease to sign the rental agreement and accept the tenancy offer. Failure to do so may result in the offer being withdrawn.

How do I apply for a rental property?

Find the property you are interested in below and select “Apply Now” on that specific listing. Review the property description, rental criteria, pet requirements, move-in costs, and availability before submitting your application.

Please make sure you are applying for the correct property and unit.

What is the “General Property” application?

Only use the General Property application if a Davis Property Management staff member or property manager has specifically instructed you to apply there.

If you were not directed to use the General Property application, apply through the individual listing for the home or apartment you are interested in. Applying through General Property without instructions may delay the processing of your application.

Does every adult need to submit an application?

Yes. Every proposed occupant who is 18 years of age or older must complete a separate application and provide the requested information.

Applications for all adult members of the household should be submitted as close together as possible.

How are applications processed?

Completed applications are processed in the order they are received and according to the applicable rental criteria and legal requirements.

Generally, the first applicant or household to submit a complete application and meet the property’s rental criteria will be offered the tenancy, subject to any additional requirements that apply to the property.

Submitting an application does not guarantee approval or reserve the property.

What information should I have ready before applying?

Applicants should be prepared to provide:

  • Current and previous addresses
  • Employment and income information
  • Income-verification documents
  • Rental references
  • Identification information
  • Information for all proposed occupants
  • Pet or animal information, when applicable

Missing, incomplete, or unverifiable information may delay the application process.

Do I need to tour the property before applying?

Tour requirements vary by property. You may apply before touring unless the listing or a DPM representative states otherwise.

Some property owners may require an approved applicant to view the property before signing a lease. Government-issued identification may also be required before or during a showing.

What happens if DPM requests additional information?

Respond as soon as possible. Applicants generally have up to 72 hours to provide requested information needed to complete the application.

The request will identify the information or documentation that is still needed. If the requested information is not received within the applicable timeframe, the application may be canceled, denied, or considered incomplete.

Are pets allowed?

Pet policies vary by property. Review the individual listing for permitted animals, restrictions, deposits, and other requirements.

All pets and animals must be disclosed as required during the application process. Applicants requesting an accommodation for an assistance animal should follow DPM’s applicable accommodation process.

Does DPM accept screening reports from another company?

No. Davis Property Management does not accept prior screening reports or application results from another landlord, screening provider, or rental website.

Each adult applicant must complete DPM’s application and screening process for the specific property.

What happens after my application is approved?

DPM will contact you with the tenancy offer, lease instructions, required move-in funds, and applicable deadlines.

Approved applicants generally have 48 hours after receiving the digital lease to review, sign, and accept the tenancy. If the lease is not signed within the required timeframe, the offer may be withdrawn and DPM may proceed with another applicant.

Do not send funds or make moving arrangements until you have received official instructions from DPM.

How can I check the status of my application?

Watch your email, including your spam or junk folder, for messages from DPM or the application and screening system.

If additional information is requested, respond directly to that request as soon as possible.

How do I schedule a showing?

Open the listing for the property you are interested in and use the available showing or inquiry option to request a tour.

Showing methods and availability vary by property. Follow the instructions provided for the specific listing and watch your email or text messages for scheduling and access information.

Can DPM hold a rental property for me before I apply?

A showing, inquiry, or verbal request does not reserve a rental property.

Properties are processed through DPM’s application and leasing procedures, including any applicable requirements governing the order in which applications must be considered.

Do not assume a property has been reserved for you until DPM provides written confirmation regarding your application and tenancy.
