RENTAL CRITERIA
Before applying, please review Davis Property Management's rental criteria and application requirements. Property-specific criteria different from those in the linked criteria, if any, will be disclosed in the listing.
https://www.davispropertymanagement.com/rental-criteria/
Find the property you are interested in and select “Apply Now” on that specific listing.
Before applying, please review the property description, DPM’s Rental Criteria, any property-specific screening requirements, pet requirements, move-in costs, and availability. Additional Applicant Qualifications and screening disclosures will be shown before you submit your application.
Please make sure you are applying for the correct property and unit.
Only use the General Property application if a Davis Property Management staff member or property manager has specifically instructed you to apply there.
If you were not directed to use the General Property application, please apply through the individual listing for the home or apartment you are interested in. Using the General Property application without instructions may delay processing.
Yes. Every proposed occupant age 18 or older must complete a separate rental application.
Applications for all adult members of the household should be submitted as close together as possible.
Completed applications are processed in the order received and according to the property’s published rental criteria and applicable legal requirements.
The first applicant or household that submits a complete application and meets the applicable rental criteria will be offered the tenancy.
Seattle properties are processed in accordance with Seattle’s First-in-Time requirements.
Submitting an application, providing documents, or participating in the screening process does not guarantee approval or reserve the property.
DPM’s standard minimum rental requirements include:
All lawful and verifiable sources of income are considered. For applicants receiving a housing voucher or rent subsidy, the verified subsidy is deducted from the monthly rent before applying the applicable income requirement.
Please review the full DPM Rental Criteria and any property-specific requirements before applying.
Yes. The criteria listed above are DPM’s standard minimum screening criteria. Individual properties may have higher or additional lawful screening requirements, such as a higher minimum credit score.
Any property-specific requirements will be disclosed in the property listing and applicable screening criteria before screening. The same disclosed criteria will be applied consistently to applicants for that property.
DPM considers all lawful and verifiable sources of income, including housing vouchers and rent subsidies.
When an income ratio applies, the verified subsidy is deducted from the monthly rent before the applicable income requirement is calculated.
Providing voucher, SHA, or other subsidy-program documentation does not by itself mean that the rental application has been approved or that the property has been reserved. DPM must still complete its application review, and any separate subsidy-program requirements must also be completed.
Where applicable, this may include landlord paperwork, approval of the proposed rent, inspection of the property, or other requirements of the subsidy provider.
Yes. A qualified guarantor may be used when an applicant does not meet DPM’s income or credit requirement, unless otherwise stated in the property-specific criteria.
Guarantors must have a minimum credit score of 700 and a gross monthly income of at least 4x the full monthly rent.
A guarantor cannot cure disqualifying rental payment history, outstanding rental housing debt, eviction history, rental conduct or lease-compliance history, or another independently applicable disqualifying criterion.
Applicants should be prepared to provide:
Missing, incomplete, or unverifiable information may delay the application process.
Some housing providers do not participate in rental verifications. If your current or prior housing provider will not provide a reference, DPM may request or review other reliable rental-history documentation.
This may include a tenant ledger, rental payment history, lease, written notices, civil court records relating to the tenancy, property-management records, or similar documentation.
A housing provider’s refusal to participate in a rental verification will not by itself disqualify an applicant.
DPM may review rental payment history, rental housing debt, eviction history, landlord or housing-provider references, and documented compliance with rental-agreement obligations as described in DPM’s Rental Criteria.
A single serious verified lease violation or a repeated pattern of documented lease violations within the applicable look-back period may result in denial when lawfully considered.
A notice, allegation, complaint, or pending court filing does not by itself establish a disqualifying rental-history violation. DPM may request additional documentation when needed to verify the underlying rental history.
If DPM’s screening provider cannot generate a credit score, DPM may ask you to complete additional verification or provide reasonable alternative credit or payment-history documentation.
You may also be able to qualify with a guarantor who meets DPM’s guarantor requirements.
Tour requirements vary by property. You may generally apply before touring unless the property listing or a DPM representative states otherwise.
Some properties may require an approved applicant to view the property before signing a lease. Identification may also be required before or during a showing.
If additional information is needed to complete your application, DPM will contact you and explain what is still needed.
Applicants will be provided at least 72 hours to respond. Additional time may be requested when needed for language access or a reasonable accommodation.
Failure to provide the requested information within the applicable timeframe may result in the application being treated as incomplete or denied as permitted by applicable law.
Pet policies vary by property. Review the individual listing for permitted pets, restrictions, deposits, and other requirements.
Pets must be disclosed as part of the application process. Assistance animals are not pets and are handled through DPM’s reasonable accommodation process.
No. DPM obtains its own tenant screening report and does not accept comprehensive reusable tenant screening reports or prior screening results from another landlord or screening provider.
Each adult applicant must complete DPM’s application and screening process for the specific property.
Washington law requires landlords to disclose whether they accept comprehensive reusable tenant screening reports before obtaining screening information; landlords are not required to accept them.
DPM will contact you with the tenancy offer, lease instructions, required move-in funds, and applicable deadlines.
Approved applicants generally have 48 hours after receiving the tenancy offer and digital lease to accept the offer and complete the required lease-signing process, subject to applicable law or an approved reasonable accommodation.
For applicants using a housing voucher or subsidy, DPM approval does not necessarily mean the subsidy provider has approved the unit, rent, or move-in date. Any required program paperwork, inspection, approval, or contract must also be completed.
Please do not send funds or make moving arrangements until you have received official instructions from DPM.
Watch your email, including your spam or junk folder, for messages from DPM or the application and screening system.
If additional information is requested, please respond as soon as possible.

Open the listing for the property you are interested in and use the available showing or inquiry option to request a tour.
Showing methods and availability vary by property. Follow the instructions for the specific listing and watch your email or text messages for scheduling and access information.
No. A showing, inquiry, verbal discussion, application, submission of documents, or provision of voucher or subsidy paperwork does not by itself reserve a rental property.
Properties are processed through DPM’s application and leasing procedures, including requirements governing the order in which applications must be considered.
DPM will provide written notice if you are offered the tenancy. Do not assume the property has been approved or reserved for you unless DPM provides written confirmation.
