FAQs about Property Management in Everett
Should you require that your tenants have renters insurance?
For the majority of property owners, renters insurance is already written into lease agreements. Renters insurance can protect tenants from the costs associated with loss or damage. However, if you don’t require renters insurance, your tenants may be confused about who will cover such costs and attempt to hold you liable. Having a requirement in place for renters insurance reminds tenants that the landlord is not responsible for any of the tenant’s personal property. If you want to minimize your liability and insurance costs as a property owner, requiring your tenants to have renters insurance is the solution.
How often should unit by unit inspections be performed?
Assuming turnover is once a year, units should be expected at least annually. However, twice per year is generally recommended. The person that performs the inspection should make sure to bring along a checklist that includes all of the things that need to be reviewed, including the locks, appliances, HVAC system, smoke detector, electrical and plumbing. The inspector should also review the unit for lease violations. Inspections should never be ignored for multi-year tenants. In these cases, the tenant should be given 48 hours notice in order to comply with the laws of Washington state.
Should we clean the carpets of the unit upon turnover?
Absolutely, yes. Cleaning the carpets upon turnover is the best way to ensure cleanliness for the next tenant of the unit and also can increase the longevity of the existing carpet. Carpet cleaning can also remove odors from the unit which will make the unit seem cleaner and fresher during showings of the unit, in order to make a good impression on prospective tenants.
Should property owners require tenants to pay the last month’s rent as a part of the move-in costs?
The decision as to whether to require payment of the last month’s rent upon move-in will depend on whether this charge is common for lease agreements in your area. If you opt to charge more than other tenants would be able to pay for move-in costs for other properties in your area, you may create a disadvantage in finding tenants for your property. However, if you are able to successfully include this charge in your move-in requirements, you might end up with tenants that better meet the qualifications for reliable tenancy. Generally, charging for the last month’s rent offers a hedge against rent default. However, it is important to note that the last month’s rent may not be used as a security deposit.

City of Everett History
Everett is the 5th largest city in the Puget Sound area. It is the home of the largest public marina on the West Coast. Everett was settled by Native American tribes of the greater Puget Sound for thousands of years. The modern history of Everett as a city began when the area became the part of the permanent settlement in the area by Europeans in 1861.
In 1893, Everett was officially incorporated and this same year the Great Northern Railway arrived. The railroads and mines would become a large part of the economic history of the city as ore smelting, sawmilling and port activity began to take off in the area. In addition, 12 steam riverboats were built in Everett for the Yukon gold rush.
Although Everett’s economy was originally based on the lumber trade, today the technology, aerospace and service-based industries make up the bulk of the economy. The top employers in Everett include Boeing, Naval Station Everett, the State of Washington, Providence Regional Medical Center Everett and Snohomish County.
